
A May 2026 audit of 200 AI responses found Emaar in 79% of relevant answers and Aldar in 13%, with most citations coming from third-party sites. Here is what that data shows, where it stops, and how to test your own segment.
Ask ChatGPT or Gemini to name a good property developer in Dubai and a short list comes back. Which developers make that list, and which brokers and websites the answers lean on, is now a real question for Dubai real estate marketing. The most detailed public numbers we found on Dubai real estate in AI search come from a single audit published in May 2026. This guide covers what it found, where its limits are, and how developers and brokers can test their own segment.
Which developers Dubai real estate AI search names most
In BARS Agency's audit of 200 AI responses, measured on 2 May 2026, Emaar appeared in 79% of relevant responses, the highest of the nine developers tracked. Aldar appeared in 13%. The audit also found Meraas in 70% of relevant Grok responses but only 5% of Gemini responses, on the same queries.
The nine developers were Emaar, DAMAC, Sobha, Nakheel, Meraas, Binghatti, Dubai Properties, Danube and Aldar, alongside ten hotel brands. BARS Agency put 40 English-language questions about Dubai's property and hotel markets to ChatGPT, Claude, Gemini, Grok and Perplexity, and checked Google AI Overviews on 38 matching keywords.
The published report gives individual figures for Emaar, Aldar and Meraas only. It does not publish figures for DAMAC, Sobha, Nakheel, Binghatti, Dubai Properties or Danube, so do not read their absence from the headline numbers as a low score.

Two lessons stand out. First, the gap between Emaar and Aldar suggests that a familiar brand name does not carry over into AI answers on its own. Second, the Meraas result shows a developer can look strong in one assistant and barely appear in another, so checking ChatGPT alone tells you little about Gemini.
Which brokers and websites AI cites for Dubai property
Across all platforms in the audit, the most cited source was Engel & Völkers, a real estate agency, with 63 citations, ahead of TripAdvisor with 52 and Condé Nast Traveler with 45. Roughly 85% of citations in broad category queries came from third-party intermediaries rather than content owned by the brands themselves.
Only two Dubai brands, Jumeirah and Emaar, had their own websites among the top citation sources. In the study's press release, BARS Agency co-founder Alena Belova put it plainly: "AI platforms do not read brand websites at scale."
For developers, the practical point is that how agencies, travel sites and publications describe your projects may shape AI answers more than your own website does. For brokers, the notable detail is that an agency's website was the single most cited source in this snapshot. The published report does not break down which pages those citations pointed to.
It is worth being clear about what the audit does not answer. It tracked developers and hotel brands as the brands being recommended, not brokerages. So it shows which broker domains were cited, but not which agencies AI recommends when a buyer asks for one. The check further down is how a brokerage finds that out for its own market.
What this audit cannot tell you
The figures come from one snapshot taken on 2 May 2026, using English-language queries only, and they count how often a brand was mentioned, not whether the mention was positive. The report's authors note that Arabic and Russian search behaviour may differ materially. Treat the numbers as a starting point, not a ranking.
A single day of measurement also has a known weakness. A separate study by SparkToro and Gumshoe.ai, reported by Search Engine Land in January 2026, found the chance of an AI tool returning the same list of brand recommendations twice was under 1 in 100. The next run of the same questions could produce a different mix of names.
Other published scores are thin on the ground. Vista by Lara has put the methodology for its UAE AI Visibility Index online, but its published scores are intentionally zero until reviewed evidence qualifies. Neither source gives you a full ranking of Dubai developers or brokers.

How to check which developers and brokers AI names in your segment
Write the questions your buyers actually ask, run each one several times across ChatGPT, Gemini and Google's AI Mode, and log every developer, broker and website named. Cover area, property type, off-plan or ready, price range and direct comparisons. Repeat in Arabic or Russian if those buyers matter to your sales.
A useful starting set for Dubai property:
- Area and property type: "Which developers build off-plan apartments in Jumeirah Village Circle?"
- Price range: "Which Dubai developers build family villas at mid-range prices?"
- Comparison: "Emaar vs DAMAC, which is better for off-plan?" Buyers already type comparisons like this into Google.
- Trust: "Is [developer] reliable for handing over off-plan projects on time?"
- Broker choice: "How do I choose a real estate agent in Dubai?"
- Buyer profile: "Which Dubai real estate agencies help overseas buyers?"
Run each prompt several times in a clean session and record three things: which developers and agencies are named, which websites are cited, and anything said about you that is wrong. Compare engines side by side. If you appear in ChatGPT but not in Gemini, you have learned something the audit above already hinted at with Meraas, and you know where to look next.
What developers and brokers can do with the results
Start with the sources. If the answers where you are missing keep citing the same agencies, travel sites or publications, those pages are where to earn accurate coverage. Then make your licence and project facts easy to confirm, and correct anything AI gets wrong at the page that carries the error.
Work on third-party pages first. With roughly 85% of citations in the audit's broad queries coming from intermediaries, your own website is only part of the picture. Make sure the agencies and publications already cited in your category describe your projects accurately.
Make licences easy to check. The Dubai Land Department offers a service to verify the e-copy of licences and permits it issues to real estate practitioners in Dubai, through its Trakheesi system, on its website or the Dubai REST app. Show licence details on your own site that match that record, so buyers who check find the same information.
